THE DEVELOPMENT

Queens Hospital Close is to be rejuvenated to offer purpose-built student accommodation and build-to-rent apartments (BTR).

Plans include an eastern 31-storey to provide 650 new purpose-built student accommodation (PBSA) units, 180 build-to-rent properties within two builds of seven and 10-storeys to the north (10% affordability), and the conversion of the site’s two western listed buildings into a publicly accessible gym and café, allowing a new neighbourhood to thrive.

New courtyards and private landscaped canal-side areas will serve as private green spaces for future tenants and students, offering quaint green spaces in the city centre.

The Grade II* listed buildings, which housed the Queens Hospital, will be reinvigorated and integrated into the wider development to become a true focal point of a new community.

The western building will be opened up to the public and will include a café and gym, as well as a bike store with resident workspaces. The eastern building could facilitate high-quality graduate accommodation (as seen below).

The highly sustainable location, offering strong pedestrian and cycle links, particularly along the Birmingham-Worcester canal, will see six disabled parking spaces with one car club space. Cycle storage will be provided also.
