In brief

Lower Essex Street is a 642-bed BTR (build to rent) Southside regeneration scheme that will deliver upwards of 20,000 sq ft of commercial spaces in three ‘L’ shaped new builds - with the tallest set to top 98m (27 storeys).

The mixed-use scheme will see the creation of an 8-storey, an 8-12 storey, and a part 9-27 storey – with two new internally landscaped courtyards, winter & podium gardens, including a 9th floor terrace on the tower.

1,873sqm of residential amenity & commercial prominently will be at ground level, offering active frontages onto Sherlock Street & Hurst Street - which will also see the planting of new trees across Sherlock Street.

A new pedestrian boulevard will also be created along with a new public square, linking Hurst Street to Lower Essex Street.

All apartments will be composed of different sizes, and these will include 148 one-bed (45sqm), 174 one-bed (50sqm), 301 two-bed (65sqm) & 19 three-bedroom apartments (86sqm).

24 car parking spaces, including 6 accessible & 5 electric vehicle bays, will be allocated alongside 644 cycle spaces; the latter split across 3 blocks. 16 visitor spaces are also included.

Informed by local references, the design and materials will feature soft red/orange brick, with a complementary darker brick chosen for the tower. The windows will echo the warehouse aesthetic of nearby industrial buildings.
