The Construction of Cortland Broad Street - August 2022 Update

Great progress is being made on Cortland Broad Street, a part 6, part 35-storey build-to-rent development for US giant, Cortland Group.

The six-storey element is already topped out, with the tower now up to the 17th floor and counting. An excellent update with impressive viewpoints from Daniel and Stephen.

The Construction of Cortland Broad Street - May to June Update

The 35-storey core at Cortland Broad Street has recently been completed, with the focus now shifting to the construction of the floors, now up to level 10, with the SFS (Steel Framing System) also well underway, too!

The Construction of The Square on Broad Street - April 2022 - Update Two

Cortland Broad Street's concrete core is huge! It currently sits on floor 34, just short of its maximum height.

The lower levels of the 35-storey residential tower are also progressing, now up to level 5/6, with its six-storey lower extension now climbing above the hoardings on Ryland Street.

The Construction of Cortland Broad Street - January 2022

Superb progress is being made at The Square, Broad Street, home of 'Cortland Broad Street', a 35-storey build-to-rent tower from Cortland Group and Harrison Street.

CORTLAND BROAD STREET, THE SQUARE

Phase 1 (now under construction) of The Square will see a new landmark 6-35 storey build-to-rent (BTR) tower on Birmingham’s ever-evolving Broad Street.

Providing 440 one- and two-bedroom apartments, it is being delivered on behalf of US BTR giant, Cortland, and their JV partner, Harrison Street.

Amenities will include a gym, a landscaped courtyard with a 200m running track, cinema room, co-working spaces, lounges, dining areas, a bouldering wall, a roof terrace, and a tenant's club at the peak of the 35-storey.

Known as 'Cortland Broad Street', it is earmarked for completion in early 2024.

Phase 2 will see a standalone 8-storey mid-range hotel and, like the BTR element, will provide commercial at ground level and be set around a generous courtyard space.

This phase is wholly dependent on a hotel occupier. More will be revealed in time.

The Square, Broad Street: Demolition complete; construction imminent

Construction is imminent at The Square, Broad Street, after the successful demolition of fourteen terraced blocks.

The two-phase redevelopment will kick off with a 6-35 storey residential tower, closely followed by a new 8-storey hotel.

Elford Demolition & Remediation began strip out works in July before the bulldozers moved in to demolish 14 terraced blocks of up to four storeys and, as the IYB drone image shows, the site is now demolished and inching ever closer towards being construction ready.

Before works can begin, however, a condition to planning approval is the submission of a contaminated remediation scheme - now submitted, awaiting approval.

Once given the green light to proceed, the Principal Contractor of the project, The RG Group, will build The Square out in two phases.

Phase 1, contracted to a build-to-rent operator, will begin with a 6-35-storey tower (110.85m), before an 8-storey hotel is built in Phase 2 – but only once an operator has formally signed up.

OVERVIEW:

Phase 1: 440 (1-3 bed) apartments (4 affordable) within a 6-35 storey tower, alongside a one-storey shared podium & a generous landscaped garden.

The shared podium will offer secure unparalleled access to a host of top-of-the-range internal and external amenities, including: a 200m running track in the courtyard; wellbeing, work & meeting facilities; gym & café space; cinema and party room; a crèche; and dining and lounge areas.

Additional amenities are to be provided at the top of the tower with the introduction of a tenant’s club.

Phase 2: An 8-storey, 229-bed 3* hotel – currently in talks with prospective tenants.

The hotel will, like the residential element, provide flexible ground floor commercial and private external space within the courtyard.

C.168 cycle spaces will serve the development along with the addition of 4 EV (electric vehicle) bays. C.40 new trees will be planted as part of landscaping works to mitigate the loss of 7 trees as part of the demolition.

The Square: New Revised Plans Set For Approval

NEW revised designs have gone in for The Square, Broad Street - it's also recommended for approval on October 22nd.

440 apartments will be constructed within two adjoined builds of 35 (110.85m) and 6 storeys. A standalone hotel building will also be incorporated - providing 229 rooms over 8 storeys.

The Square will be introduced into the emerging Broad Street cluster and will offer a new yardstick for community living in the city.

It's being brought forward by 2020 Living Ltd, a vehicle used by Taylor Grange Developments, and has been designed by Corstorphine + Wright.

LATEST DESIGNS & PLANS

These latest plans, which are now set for approval, will see the demolition of a site deemed unsuitable for commercial tenants and the construction of a 35 storey tower with 6 storey shoulder & one storey podium - all containing 440 rented apartments, plant, storage, reception, communal amenities and cycle parking.

A standalone, 229-bed, 8 storey, 3* mid-market hotel building (white building below) will be built too, located on Grosvenor Street West, delivering flexible commercial ground floor commercial (dining & bar) and private external space.

The revised design will deliver a clean and robust tower using a simple palette that will soon offer something different for Broad Street.

AFFORDABILITY

The scheme is liable for a CIL payment of circa. £2.179m for the residential element and 225K for the hotel.

In addition to that, an independently accessed viability statement has concluded that a total of 4 apartments (1%) is the most the scheme can sustain without impacting on the viability and deliverability of the scheme. These will be provided at 80% of market rent.

PARKING

The site is on the doorstep of the West Midlands Metro Tram. For that reason alone, four EV (electric vehicle) bays will be provided on site. 

168 cycle spaces will be accessible within the tower together with a dedicated cycle workshop. Hotel users will also be allocated additional space.

Plans will see the delivery of three new buildings comprising of a 3*, 8-storey Hotel of up to 231 rooms and 440 build to rent (BTR) apartments across two adjoined residential blocks of 35 (110.85m) and 6 storeys.

WHAT ABOUT THE RESIDENTIAL MIX?

The residential mix will see a total of 46.4% one-bedroom apartments and 53.6% two-bedroom apartments. The entire mix currently includes 204 one (102 1B1P/ 102 1B2P) and 236 two bed (192 2B3P/ 44 2B4P) - totalling 440.

PARKING & ACCESS

Given the sustainable location of the site, only four EV (electric vehicle) bays will be designated for residents. These will be accessed via the hotels under croft.

168 cycle spaces will be available within Building A, where a dedicated cycle workshop will also be provided.

Access into the residential part of the site will be from Ryland Street, with an area of public realm on the corner providing a clear entrance to the ground floor reception.

Access into the Hotel will be directly off Grosvenor Street West with a clear through route linking into the courtyard for shared amenities between residents and guests. 

Designated lay-by space for drop offs will be accessed on Grosvenor Street West.

A total of 7 trees will also be removed to facilitate the development, with 4 being retained. 40 new trees will be planted as part of these new plans.

WHY THIS SITE?

The principle of residential for the site was established back in 2017 through a prior approval application; fortunately, a change of use from offices never materialised, hence this proposal.

Occupied in some quarters, all builds are around 3-4 storeys and are now deemed unsuitable for commercial tenants. These will be demolished should planning consent be granted.
