SMITH'S GARDEN

Smith’s Garden is a 550-bed build-to-rent (BTR) community spread over six new modular buildings ranging from three to 26 storeys.

The largest modular BTR scheme in the country and one of the largest schemes in Birmingham, Smith's Garden will be centred around one acre of private green space and will incorporate well-being, innovation, and sustainability, nurturing Digbeth’s live-work-play ethos.

An eclectic mixture of one-, two-, and three-bedroom apartments, along with standalone four-bedroom family townhouses, will be on offer here.

Complementing the living spaces will be over 21K SF of resident amenities, including a gymnasium, crèche, workspaces, and rooftop terraces, in addition to the central greenery.

There will also be affordable units and dedicated commercial spaces (c. 15K SF) for restaurants, cafes, boutiques, start-ups, and independent retail.

Ground has officially been broken on a new build-to-rent neighbourhood at 193 Camp Hill, signalling another construction start in the city.

550 new homes will be created on the former Sulzer industrial site, with six new modular buildings set to go up ranging from three to 26 storeys over several phases.

Incorporating well-being, innovation, and sustainability, the project will nurture Digbeth’s live-work-play ethos to deliver a vibrant new community containing one-, two- and three-bedroom apartments and four-bedroom townhouses, all centred around 1 acre of private green garden space.

Residential amenities (21K SF+) will include a gymnasium, creche, workspaces, and rooftop terraces affording unique views over the city.

There will also be affordable units and dedicated commercial space (15K SF) for restaurants, cafes, boutiques, community start-ups, and independent retail (including rental discounts)..

The development comes from Goodstone Living, the UK BTR arm of Macquarie Asset Management, Darling Associates architects, and contractor Elements Europe.

The first building at Smith’s Garden is expected to be completed in January 2025, with the entire scheme completing in 2026.

Setting the ball rolling for the wider area, Camp Hill Gardens will see six new buildings ranging from three to 26 storeys, creating a brand new community of 550 build-to-rent (BTR) apartments and townhouses.

Incorporating wellbeing, innovation, and sustainability, the placemaking project from Goodstone Living, the UK BTR arm of Macquarie Asset Management, will be set around a one-acre landscaped garden, the largest private garden in the city.

A fine selection of studios, one- and three-bedroom apartments, and four-bedroom townhouses, will be provided, in addition to 22,000K SF of dedicated commercial spaces that will further nurture Digbeth's live-work-play ethos.

This will contain areas for restaurants, cafés, boutiques, start-ups and independent retail; local companies will also benefit from 50% rental discounts.

The site, once occupied by Sulzer before they relocated to Birmingham Business Park, has already been demolished and works are ongoing to make the site construction ready, which is anticipated to begin soon now that permission has been granted.

Six buildings ranging from three to 26 storeys will deliver a brand new community of 550 build-to-rent (BTR) apartments and townhouses as part of Camp Hill Gardens.

Incorporating wellbeing, innovation, and sustainability, the placemaking project from Goodstone Living, the UK BTR arm of Macquarie Asset Management, will be set around a one-acre landscaped garden, the largest private garden in the city.

The placemaking scheme will revitalise the former industrial site with 563 apartments and townhouses across six new buildings varying between three to 26-storeys, all centred around one acre of private garden space.

The new community will benefit from a new public realm, with amenities including a rooftop bar and terraces, private dining, a fitness zone, a nursery, private gardens, and public commercial and business spaces, further nurturing Digbeth's live-work-play ethos.

Goodstone Living recently acquired its first build-to-rent (BTR) development site – known as Camp Hill Gardens – at 193 Camp Hill.

Goodstone – the new UK BTR property arm of Australian mega-company, Macquarie Asset Management – acquired the site from Eutopia Homes, who are now development manager.

The placemaking scheme will revitalise the industrial site to deliver 563 apartments and townhouses spread across six new blocks ranging from 3 to 26 storeys, all centred around one acre of private high-quality garden spaces.

Further nurturing Digbeth's live-work-play ethos, the site will benefit from a new 13,455K SF public realm, as well as 89,319K SF of integrated internal & external communal spaces - including a rooftop bar and terraces, private dining, a fitness zone, a nursery, and spacious gardens.

Over 18,500K SF will be devoted to retail and commercial spaces, which could see restaurants, independent retail, and spaces for business incubators & start ups.

65 studios, 241 one-bed apartments (1-2 persons), 202 two-bed apartments (3-4 persons), 49 three-bed apartments & 6 standalone three-bedroom family townhouses, will be created.

There will be spaces available for 55 vehicles, including 10 accessible, 28 motorcycles & 25 for electric vehicles. In addition to that, 658 resident cycles are to be provided alongside 70 for the public.

To facilitate the development moving forward, the (former) Sulzer site – since relocated to purpose-built facilities at Birmingham Business Park – will be demolished in the coming months ahead.
