Units 5-8 at Selly Oak Industrial Estate will be demolished and replaced with 523 purpose-built student accommodation.

The regeneration, which will be demolished in phases, will see two new buildings, set around a large 2,500 sqm central courtyard and a galvanised and widened canal towpath, providing an attractive green focus throughout.

The main building, a 4-6 storey, will wrap around three sides of the site, accommodating 388 clusters and 135 studios, including 14 accessible studios. 11 four storey townhouses will also be built along Elliott Road.

Facilities will include a gymnasium, study areas, and informal lounges, as well as providing up to 176 cycle spaces.

Set around a large central courtyard, and a galvanised canal, Glenn Howells’ BREAAM ‘excellent’ scheme will open the site up with the formation of two new buildings.

11 four-storey townhouses will be built along Elliott Road, while a main 4-6 storey building will wrap around three sides of the site, with the scheme combining 388 cluster bedrooms and 135 studios, including 14 accessible studios beds.

With an attractive green focus throughout, the scheme underlines its high sustainability credentials by delivering a spacious 2,500 sq.m centralised courtyard garden & additional space overlooking the canal - offering students plenty of space to study or unwind.

Other facilities include a gymnasium, study areas, and lounges.

A car-free scheme, cycle storage spaces for 176 will be provided to encourage sustainable travel.

IMPROVEMENTS

Largely vacant units 5-8 of Selly Oak Industrial Estate will now be demolished as part of redevelopment works, boosting the area with major investment and opening the site up for the first time in years. 

Revolution Gymnastics currently reside within one of the units but are well advanced in their search for similarly-sized premises elsewhere in the city. A condition is in place that development cannot commence here without them being adequately relocated.

Once demolished, the site will undergo crucial new improvements to the canal towpath, as well as to the Bristol Road bridge.

This will see the towpaths widened, with increased visibility and new lighting – ultimately bringing new prosperity to the canal and its new area of public realm.

With a CIL payment of c.800K, other works could see £60,000 of S106 funding going to Birmingham City Council to deliver improvements to Selly Oak Park.

It is estimated that this new scheme could see as much as £2.6m injected into the local economy through spending from future occupiers of the development.

11 four-storey townhouses would be built along Elliott Road, while a main 4-6 storey building would wrap around three sides of the site, with its main entrance close to the rejuvenated canal.

The scheme combines 388 cluster bedrooms and 135 studios, including 14 accessible studio bedrooms. 

Boasting a green focus throughout, a large 2,500 sq.m courtyard garden would offer students with a place to study and unwind. An additional strip of landscaped internal communal space is set to overlook the canal.

With the area set to bring new activity and prosperity to the canal and its new area of public realm, other amenities include a gymnasium, study spaces, and lounges. 176 cycle spaces are to be provided.

The companies moving out of the site would be relocated - a process already underway.

Given that Birmingham City Council refused ‘The Triangle’ student scheme – former Sainsbury’s site on Bristol Road – a few months’ back, spearheaded by Weoley & Selly Oak Councillor, Julie Johnson, which is now at appeal, it will be fascinating to see what decision the councillors make regarding a decision here.

Plans are recommended for approval and will be reviewed at committee on September 30, at 11 am.

  • 11 contemporary townhouses along Elliott Road;
  • Central courtyard gardens;
  • Secure indoor & outdoor amenity spaces;
  • Zero parking/ 128 cycles;
  • NEW fluid connections to the canal towpath and beyond.

With a new design team in place, Glenn Howells Architects & Layer Studio Landscape set about delivering on three fundamental principles as they redesigned the scheme. These are:

  • Establishing a fluid connection to the Canal

  • Creating a green campus

  • Providing connected routes all around the site

An expansive courtyard garden will become the beating heart of the scheme, providing students with ample space to study and relax, or simply to collect their bike before venturing out and about. 

Lively amenity spaces (gym, lounges and study spaces) will be at ground floor level, with the area set to bring much-needed activity and interest to the canal system and its new area of public realm.

Eleven contemporary townhouses will replace vacant warehouse units, and these will be positioned along Elliott Road - each purposely designed in response to the scale and context of the neighbouring area.

With the shock refusal of The Triangle (student development) site nearby, a student needs assessment document has been added to the application, fully outlining the significant demand for PBSA, not just in Selly Oak, but across the city.

Fresh Student Living - formed in 2010 by Watkins Jones Group - will operate the scheme if/when the scheme gets the go-ahead in the coming months. Certainly one to keep an eye on!
