Maker's Yard is located adjacent to Smithfield and the visionary Rea Valley Urban Quarter, which will be transformed into a truly sustainable and desirable neighbourhood in the coming years.

The six-build project (5-30 storeys) will accommodate a selection of one-, two- & three-bedroom apartments – 47 affordable – along with substantial street-facing commercial, new pedestrian routes, and a whole host of amenities to boost the living experience.

These include a series of connected green spaces for communal and private use, including a centrally located 'village square' that will serve as a community Hub to house a gym and yoga studio, a range of lounges and flexible workspace.

This will be reinforced by a vibrant, high quality landscape inspired by the site's industrial heritage.

There will also be a 24-hour concierge, large double height reception areas, podium gardens and a sky lounge.

Maker's Yard is Watkin Jones' largest build to rent development to date – with Get Living, the UK’s pioneer of large-scale BTR communities, forward funding and operating the site once it completes in 2025.

Maker's Yard is transforming Sherlock Street with 551 build-to-rent apartments, commercial units, amenities aplenty, and fluid new pedestrian links.

With the project set to rise, the site is beautifully situated adjacent to the emerging Smithfield & just 500m from Bullring.

We've been busy snapping Maker's Yard over the past few months – and it is looking exceptional.

Expanding the city core further outwards, Maker's Yard has been brought forward by Watkin Jones – with Get Living, the UK’s pioneer of large-scale build-to-rent communities, forward funding and operating the project.

Sat adjacent to Smithfield, Maker's will deliver – in addition to the new one-, two- & three-bedroom homes, of which 47 will be made affordable – circa 16,5000K SF of ground floor commercial in builds ranging from five, nine, 10, 11, 13 & 30-storeys.

Amenities will include a 24-hour concierge, wellbeing hub(s), landscaped podiums, spaces for 610 cycles, a gym, and co-working spaces, in addition to a double-height reception & sky lounge.

Complementing all of this will be a new public square that will connect the city centre with the emerging Rea Valley Urban Quarter, with fluid access to the commercial spaces that will further boost the area. Looking good!

APPROVAL TIPPED FOR 551 BTR FLATS AND 30-STOREY TOWER

Major proposals for 551 BtR apartments covering eight new buildings on Sherlock Street, including a strategically placed 30-storey tower, have been recommended for approval.

Watkins Jones Group are behind the plans that will see the underwhelming site transformed with builds ranging from five, nine, ten, 11, 13 & 30 storeys.

The tallest is to become a high-quality new marker building within the emerging Smithfield & Rea Valley Urban neighbourhood

Designed by Glenn Howells Architects, the scheme would feature 228 one-bed, 290 two-bed and 33 three-bed flats (1-5 persons), including 47 affordable rented apartments.

To boost vibrancy, each build will include flexible commercial spaces facing onto their respective streets, with the scheme also providing an array of amenities including a 24/7 concierge, wellbeing hub, lounges, workspaces, two landscaped courtyards, and roof gardens.

A new publicly accessible courtyard will be positioned at ground floor level, enabling a new and attractive public space, and creating a direct pedestrian route from Sherlock Street to the city centre and beyond.

There would be car parking for 36 vehicles – including 8 accessible, and 610 bicycle & motorcycle spaces, available.
