GLASSWATER LOCKS

Glasswater Locks is Birmingham’s newest canalside destination, transforming a site full of industrial heritage with 762 new homes.

Injecting life into the canalside, the phased regeneration will deliver seven new builds of up to 38 storeys (123.85m), offering an eclectic selection of 347 one, 389 two & 26 three-bedroom homes, catering to every lifestyle.

Complementing the built environment will be a market square and 155m of elevated shared podiums containing vibrant alfresco restaurants, bars, and cafes (c20K SF).

Residents will have exclusive access to a canalside club with elevated gardens, lounges, a 24-hour concierge, balconies, reading and workspaces, a gymnasium, and a colourful games and cinema room.

Construction is underway with 312 homes across four 9-storey buildings: Ashted Wharf, Belmont Wharf, Cardigan Wharf, and Curzon Wharf  (78 in each)

Subsequent phases include the 20-storey Cameo Works and a signature 38-storey Glasswater Tower.

Glasswater Locks, Birmingham’s latest canalside destination, is transforming a site full of industrial heritage into a thriving mixed-use development.

Injecting life into the canalside, the site will offer an appealing alternative to the buzz of the city, with seven new buildings of up to 38 storeys (123.85m), bringing 762 apartments and duplexes, catering to every lifestyle (341 one, 383 two, 30 three-beds; 37 S/O).

Complementing the built environment will be a market square, 155m of elevated shared podiums containing alfresco restaurants, bars, and cafes, and opportunities for interactive and public art.

For residents, there will be a canalside club with elevated gardens, lounges, a concierge, balconies, reading and workspaces, a gym, games, and a cinema room.

Curzon Wharf is now under construction, following in the footsteps of Ashted, Belmont, and Cardigan Wharf.

All four buildings are 9-storeys tall and will introduce 312 canalside homes, with 78 in each.

From the below image, Ashted Wharf and Belmont Wharf have risen out of the ground, with the core at Cardigan Wharf now starting to rise.

Early preparatory works have also started on both the Curzon Wharf (9-storey) and Glasswater Tower (38-storey) plots.

Other buildings at Glasswater Locks include the 20-storey Cameo Works next to Belmont Row Works.

Phase one is now beginning to rise and will see two nine-storey new builds containing up to 120 homes: Ashted Wharf and Belmont Wharf – set to complete in 2025.

Transforming a derelict site full of industrial heritage, Glasswater Locks is a phaseable placemaking regeneration that will deliver up to 753 stylish one to three-bedroom apartments and duplexes in buildings ranging from one to 37-storeys (123m).

The site – close to the forthcoming HS2 network, and the emerging Knowledge Quarter – will inject new life into the canal-side, with high-quality new public squares, and elevated shared podiums containing a mixture of alfresco restaurants, bars, and cafes.

Residents will have a canal-side club with elevated, residents-only courtyard gardens with 155m of canal-side frontages, lounges, 24-hour concierge, reading and co-working areas, games room, cinema room, and a state-of-the-art gymnasium.

Seven buildings will be built, starting with 59-bed Ashted Wharf and 60-bed Belmont Wharf – two nine-storey buildings that’ll feature one- and two-bedrooms and those impressive residents’ facilities listed above.

Subsequent buildings include Cardigan Wharf and Curzon Wharf – again, two nine-storey builds; 18-storey Cameo Works; and the signature 37-storey Glasswater Tower.

Up to 769 bicycles will be allocated, with underground parking for around 108, 15 disabled, and around 10 electric vehicle bays.

The development, which you can follow here with us, is being brought forward by St Joseph Homes, Berkeley Group's newest WM brand named after our 19th Century mayor, Joseph Chamberlain.

They follow the ethos, espoused by Chamberlain himself, that ‘inspiring public realm is the cornerstone of a happy, thriving community.’

Birmingham's skyscraper pipeline is actively heating up.

St Joseph Homes - a subsidiary of building giant Berkeley Group had their plans approved (July 2019) to develop a major mixed-use development in the heart of the city.

Seven new builds of varying sizes will go up, including a landmark 123m, 37-storey tower, in the ever evolving Eastside district of the city.

After 18 months of pre-application meetings and consultations, the scheme, designed by Glenn Howells Architects, was openly welcomed by the planning committee.

The project will see a total of 753 homes over three plots.

Across these, 364 one-bedroom, 369 two-bedroom and 20 three-bedroom units will be created.

The scheme will also see an 18-storey building built, with the remainder being mostly nine storeys tall.

"Our vision for the site is to create an inclusive community that will reconnect the rich heritage of Eastside Locks with this dynamic and innovative quarter of Birmingham." - Glenn Howells

The £200m development will include up to 20K square foot of flexible commercial space, with the inclusion of a gym, cinema and games room, plus new public and private open spaces.

These three new public spaces include Glassworks Square, Lawley Plaza and Pound Basin.

You can see the layout below. Glassworks is labeled as no.4, Lawley Plaza is no.5 and Pound Basin is no.6.

Whilst Pound Basin is effectively part of the waterway, commercial usages will overlook the canal and provide a picturesque seating area for both the public and residents alike.

All will form welcoming gateways into Eastside Locks and provide a sense of place.

Pedestrians will take priority here, in what will be a car free environment, with canalside walkways at varying levels offering a choice of routes through the site with active frontages providing retail and leisure facilities along the way. 

Each plot will include secure basement level car and cycle parking for 769 bikes and a capacity for 108 cars, including 15 disabled and 10 electric charging points.

The site today sits largely derelict, with just a wall near the canal due to be demolished.

BEELINE TO BIRMINGHAM

Berkeley have traditionally focused on London and the southeast market in recent times, however, with Birmingham booming, they are making a beeline to the Second City in a bid to exploit housing demand in the city.

And they have grand plans, too.

PROJECT OVERVIEW 

Plot D: (37 storey tower) - 127 one bed, 138 two bed & 8 three bed apartments with concierge service and three commercial units on the ground floor.

Plot E: (Four 9 storey blocks) - 180 one bed and 132 two bed apartments with podiums providing communal outdoor amenity space. The ground floor will  accommodate a residents lounge, games room, cinema and entrance to the basement car park, plus three units of flexible commercial floorspace.

Plot F: (Part 1, 5, 10 & 18 storeys) - 57 one bed, 99 two bed and 12 three bed apartments along with two units of flexible commercial floorspace, with concierge and a gym.  The roof above the commercial units and central plant area will also provide a communal outdoor amenity area for residents.
