S&K BUILDINGS

S&K Buildings is to be reanimated with a 484-home build-to-rent community.

With the exception of the S&K Building, which will be retained, converted, and upwardly extended, the rest of the underutilised site is being demolished; with six new builds of up to 10 storeys set to be built as part of its transformation.

The visually aesthetic S&K Building will be made good and a new two-storey rooftop extension added, along with a brand new public canal-side walkway along the River Rea, dotted with potential cafes and restaurants.

With all builds focused around green internal courtyards, S&K Buildings will ultimately provide a range of one, two & three-bed apartments and duplexes (48 affordable) to cater to every lifestyle.

S&K Buildings, a vastly underutilised site, is to be reanimated and remodelled with an attractive build to rent community containing 484 new homes.

EDR Demolition are now onsite demolishing the majority of the site (plan below), deemed in very poor state of disrepair, with the exception of the S&K building fronting Bradford Street.

Once cleared, six new builds of up to 10 storeys will be erected, each one set around internal courtyards, with the transformative scheme also bringing the River Rea into the mix with a fluid publicly accessible canal-side walkway, with terraces, cafes and restaurants.

The visually aesthetic S&K building is to be retained, converted and upwardly extended with a new two-storey extension.

The site will ultimately offer an attractive selection of one-, two- & three-bedroom apartments (c48 affordable), and spacious duplexes to cater to every lifestyle.

The mixed-use Digbeth scheme from Taylor Grange will see the S&K Buildings transformed into a BTR scheme of 479 apartments, with commercial units, amenities, public terraces & a new riverside walkway.

The visually pleasing S&K Building will be retained and refurbished before undergoing a 2-storey upward extension, with demolition across the site, and the formation of six blocks of 6-7 and 8-10 storeys.

Encompassing the emerging Rea Valley Urban Quarter, the project will provide a healthy combination of 1-3 bedroom apartments and duplexes, alongside a restaurant/bar, gym, and private amenity spaces, including courtyard(s), terraces and balconies.

A new tree-lined riverway public realm will be created adjacent to the River Rea, allowing for fluid connections between Cheapside and Bradford Street, with commercial units and public terraces along the way.

Approval is recommended here, subject to a S106 legal agreement to provide 48 affordable apartments; as well as the payment of c. £116K to cover the cost of two off-site bridge removals bounded by Moseley Street, Charles Henry Street & Rea Street South.

Should this be funded via other means, the money would be put into improving the public realm around the site.

The S&K Building is an exciting residential project in Digbeth.The planning application has just been submitted. Follow developments with us here at ItsyourBuild. 


S&K Building is another in the long line of exciting developments proposed for Birmingham.

Brought forward by Taylor Grange Developments, the site is located in Digbeth and bound by Bradford Street, Birchall Street & Cheapside.

It's been designed by Corstorphine + Wright, who are proposing 6 new residential blocks of between six and nine storeys, providing a total of 503 one, two and three bedroom apartments.

To break that down, these will be 260 one, 241 two & 2 three beds.

We'll see the demolition (see picture below) of buildings currently standing in poor condition, except for the Bradford Street facade that is, which is being retained and incorporated into the development with a new two-storey rooftop extension.

RIVER REA

A new riverside public realm walkway linking through the site has been designed to open up access to the Rea - undoubtedly Digbeth's biggest asset.

Included is 350sqm of amenity space and 539sqm of flexible floorspace - three units, which could potentially house a cafe, restauraunt or bars.

All of these will be prominently located on the ground floor facing onto Bradford Street and the newly landscaped riverside walkway. 

There will also be two courtyard gardens, provision for 38 car parking spaces, which includes basement parking, plus space for 270 bicycles. 

There will be 35 standard car parking spaces, 3 disabled spaces, plus 5 will be allocated for electric vehicle charging points.
