ONE EASTSIDE

One Eastside, a dual tower scheme, is to become the tallest build-to-rent (BTR) tower outside of the capital.

The vertical community will include a 51-storey skyscraper (155.1m), complemented by a 16-storey nestled alongside. One Eastside will accommodate a wide selection of 667 homes, in a mix of 385 one- and 282 two-beds (1-4 persons).

Residents will have a host of amenities to choose from, including private landscaped gardens, a social hub, a gym, a pet spa, workspaces, a cinema space, a games room, and a 51st-floor sky lounge, set to become the region's highest.

Pension Insurance Corporation plc (“PIC”), a specialist insurer of defined benefit pension funds and Court Collaboration, a leading UK property developer, officially broke ground on the 51-storey One Eastside build-to-rent development in the city yesterday (23 March).

The event, also attended by Birmingham City Council Leader, Councillor Ian Ward, marks a significant milestone for the exciting project which PIC has forward funded with a £200 million investment and which will be one of Birmingham’s first skyscrapers.

One Eastside will comprise 667 high-quality new homes for rent. The development will also feature a top-class co-working space and amenities for residents such as a landscaped garden, cinema room, sky lounge and gym.

At the ground-breaking ceremony, Hayley Rees, Managing Director of PIC Capital, and Alex Neale, Managing Director of Court Collaboration, both emphasised their commitment to providing quality, innovative and sustainable BTR schemes in the region, as well as their strong ESG credentials.

One Eastside will create over 300 new jobs, as well as provide opportunities for hundreds of local students. Work placements, on-site courses and experience, will be provided at One Eastside part of Court Collaboration and PIC’s joint commitment to supporting future talent in the city and the next generation of professionals.

51-storey (525 ft) One Eastside has been approved again—four months after the previous consent was quashed for failing to mention an objection in its original report.

One Eastside will deliver three builds containing a 2, 16 (51m) & a 51 storey (155.145m) skyscraper on vacant brownfield land at the corner of Jennens Road and James Watt Queensway, comprising 667 one- and two-bedroom apartments, and a two-storey courtyard pavilion.

With its minimalist white fluted appearance, complete with deep reveals & modern yet classic grid design, Glancy Nicholls’ One Eastside design will immediately become the largest structure in the city, conquering top spot and knocking BT Tower (151m) - who’s held that mantle for over fifty years - off its perch and into second.

357 PRS one & 310 two-bedroom open-plan apartments will be provided, with sizes ranging from 38.2-71.36 sqm. Twenty apartments will be allocated for ‘affordable housing’ and these will be available at 20 per cent below local market value in perpetuity.

All three buildings, including the pavilion, will feature a high quality range of residential amenity in the form of co-working spaces, cafe/retail areas, meeting rooms, lounges, roof terrace, residents’ lounge, games room and private dining areas.

An expansive 3,200 square metre landscaped courtyard garden will be positioned between both towers, supporting yet more amenity space.

No car parking provision has been allocated given the location of the development; however, this will be mitigated with 132 secure cycle spaces.

The development was not without its objections. LaSalle Investment & The Victorian Society, once again, objected on the basis that the site would diminish key heritage buildings such as Curzon Street station, Methodist Central Hall and Victoria Law Courts - despite the former funding a building next door that dwarfs most of these.

Planning officers, recommending the scheme for approval before the committee meeting, accepted that, yes, a 51 storey would naturally harm one's surroundings but, with full objections & worries fully assessed, the substantial wider public benefits were considered to outweigh the harm from any such impacts.

Birmingham is getting a 51-storey skyscraper. 

But did you know there used to be a Victorian pub on the west corner of the site?

Court Collaboration and Glancy Nicholls Architects plan to create a public pavilion 'garden room' on its footprint.

It was said to be in the same ilk as other local pubs still standing today, such as The Woodman in Eastside and The Craven Arms on Upper Gough Street.  

Unfortunately though, it's long demolished following WW2.

COMMUNITY SPIRIT LIVES ON

Using historical map data, it has been scaled and positioned exactly as it used to sit, with geometry used to divide the spaces into compartment style ‘rooms’.

A bar (represented as seating) spans the compartments serving all areas of the pavilion.

It will have the potential to provide exhibition space for the nearby university and of course be used by communities within the area.

A 500ft skyscraper is on course to become Birmingham's biggest ever building. Introducing ONE Eastside


Court Collaboration & Glancy Nicholls Architects have revealed plans for what will be Birmingham’s tallest ever building.

ONE Eastside will have two residential buildings of 15 & 51 storeys (160m) with 667 one and two-bed apartments, as well as various public realms.

It's set to become the tallest building in the city, overtaking the 152m BT Tower, a structure that has dominated the city's skyline for over 53 years.

Located at the junction of James Watt Queensway and Jennens Road, seconds away from the proposed HS2 Curzon Street Station terminus, the area is expected to drive huge, unprecedented regeneration in the years to come.

The project is being forward funded through a portfolio of global investors including specialised build-to-rent funds, with Court’s aim not just to create something special in this crucial area of the city, but to also push new boundaries when it comes to city centre living.

“We are truly excited about One Eastside. Bringing such a tower of scale to the region and adjacent to the entrance to our new HS2 station, this scheme will create new standards of city centre living for its residents."

"The people who live in these apartments in the city centre have a lot of choice which has forced everyone to up their games, which can only be good news.

Indeed, amenities here will include a spacious roof-top sky lounge featuring a bar and dining area for residents, a cinema and a variety of yoga and gym facilities.

There will also be commercial space on the ground floor, plus residents will also be allowed to keep pets at the scheme.

DEMOLITION

The CEAC building (Chemical Engineering & Applied Chemistry) currently sits on site, however, demolition has already been approved.

Blucon Group will internally strip out the building, remove asbestos before mechanical demolition can take place in the coming weeks ahead.

In the meantime, McCourt continued: "We've been engaged in a detailed pre-application process over the past nine months and done a huge amount of consultation and discussion already.

"We have done a lot of work with Birmingham City Council on this and they have been supportive of height, as long as the design is there as well."

That planning application will arrive shortly, with construction expected to commence in November 2019, with a targeted completion of late 2022. Watch this space!
