THE DRAPERY
120 Edmund Street is to be sustainably refurbished, complete with reconfigurations and an extension, delivering high-class modern offices.
Its design, showcasing post-war architectural merit, will be retained and its performance enhanced through a cleaning, repair, and the installation of a new glazing system and modern exposed ceiling soffit with underfloor servicing.
As the building doesn’t meet modern needs, interventions will see an improved Edmund Street entrance with green planters, repaired stonework, new windows, a double-height reception, a concierge, meeting spaces, a lift lobby, and signage.
A new sensitively-designed upper extension will take the building up to 10 storeys, thus making the project commercially viable.
On Cornwall Street, a Class E retail unit will be introduced along with a secondary entrance, a cycle entrance, and an enhanced vehicle ramp.
There will also be in-set winter gardens on floors 1-6 and terraces on floors 7-10, the latter totalling 6,501K SF.


End-of-journey facilities will see 11 basement cars & 168 cycles, a cycle repair station, showers, lockers, drying rooms, and hydration stations.
120 Edmund Street will provide 176,270K SF (NIA), 250,293K SF (GIA), 264,718K SF (GEA) and is targeting BREEAM ‘Excellent’, FitWel ‘2*’ and a NABERS rating of ‘4*’.
