In brief

USE: Lead Works is a 12-storey apart-hotel proposal that seeks to rejuvenate a vacant corner of Tennant Street and Granville Street.

The site, sat within close proximity to the emerging scale & tram infrastructure on Broad Street, would see the creation of 198 serviced, self-contained, self-catering apartments.

Designed on the site’s previous use as a Lead Mill in 1890, the apart-hotel would feature a recessed hotel entrance at ground level, added with a splash of colour to deliver an articulated focal point to the street.

Internal amenities, bar and restaurant space would all be provided to ground & mezzanine levels – all available for public usage, with accommodation to the upper floors.

The site has long been used as a surface-level car park for Lee Longlands – adjacent – since the early eighties. To mitigate the loss of the SLCP, a secure cycle storage is to be implemented, along with a high quality landscaping strategy that would see paving, plants and greenery introduced to the building's frontage.

Construction is expected to start - consent and approval conditions permitting - some time in 2022.
