A third core is starting to move out of the ground at Glasswater Locks, a phased canalside destination in the ever-evolving Eastside district.

Glasswater Locks, Birmingham’s latest canalside destination, will transform a site full of industrial heritage with a thriving new mixed-use development.

Injecting new life into the canalside, the site will offer an appealing alternative to the buzz of the city, with seven new buildings of up to 38 storeys (123.85m).

Complementing the built environment will be a new market square and 155m of elevated shared podiums containing vibrant alfresco restaurants, bars, and cafes.

For residents, there will be a canalside club with elevated gardens, lounges, a concierge, balconies, reading and workspaces, a gym, and games and cinema room.

There will also be opportunities later down the line for interactive and public art installations.

From the below image, Ashted Wharf and Belmont Wharf have risen out of the ground, with the core at Cardigan Wharf now starting to rise.

Early preparatory works have also started on both the Curzon Wharf (9-storey) and Glasswater Tower (38-storey) plots.

Other buildings at Glasswater Locks include the 20-storey Cameo Works next to Belmont Row Works.

Once complete, the site will provide up to 754 homes, accommodating 341 one, 383 two & 30 three-bed apartments and duplexes (37 shared ownership), catering to every lifestyle.

The former Sainsbury’s site is to be regenerated with circa 836 purpose-built student accommodation across two blocks of five and six storeys.

The community-led regeneration, BREEAM Excellent, will positively reactivate Bristol Road with circa 27K SF (GIA) of vibrant, ground-floor commercial and retail uses, including a new medical facility for the Selly Oak community.

This will be further boosted by a high-quality new public realm, offering improved connectivity through the site, including a new link street (pictured below).

With 836 student bed spaces available in a mixture of 56% studios and 44% clusters, students will also benefit from associated amenities and small, private courtyards.

The Triangle site was acquired by The Galliard Apsley Partnership (*GHL (Selly Oak) Ltd*) in March 2023, with Corstorphine & Wright behind the designs.

There was a pause in construction of the central core for a while as the main structure caoght up to where the cranes could be tied. The cladding is being installed fast and is visible now from many spots around the city.

Developer Lendlease and its team of designers have made ‘key design changes’ to the huge £1.9bn Smithfield development after concerns.

The site, home of our historic markets and the ‘most important city-centre regeneration project in the country' saw Historic England raise objections earlier in the year over worries that the plans would ‘disturb significant medieval remains’ and harm ‘the historic cityscape’.

They recommended significant but ‘achievable revisions’, one that helps deliver a scheme that recognises the ‘power of heritage in successful place-making".

Changes have been forthcoming.

The Bullring Markets, designed by David Kohn Architects alongside Eastside Projects, were due to sit above the buried remains of the historic moat and manor house of the de Birmingham family.

They have now been re-designed to be located further north over two plots of land, avoiding the need for disturbing the site.

Instead, it will become a new ‘Manor Square’ that will celebrate the ‘importance of the site as the Birthplace of the City’. It will host events and festivals, accommodating up to 7,000 people.

Elsewhere, we've seen revisions to the proposed workplace building from Minesh Patel Architects & Haworth Tompkins, which now features one extra storey, active frontages, and a new Manor Square-facing terrace.

Following the introduction of new pending fire safety legislation, all residential buildings have been rejigged to include a second staircase.

The site’s culture and music facilities will be located within one building at the corner of Manor Square, anchoring Bromsgrove Street, with leisure facilities set to be split into two new builds to the adjacent corner, providing vibrant connections between Southside and Digbeth.

All this and more will be submitted to the existing application in November 2023, complete with new CGIs. A Reserved Matters application will then be submitted sometime in 2024 once approval has been granted.

Beyond Property Group acquired the site (see here) in late 2021 on a long lease, months after the site was approved for new homes.

Throughout 2023 they have been working through the planning red tape (pre-commencement planning conditions) with a Q4 2023 start date now firmly pencilled in.

A three-phase affair, phase one will start with demolition works within the existing car park courtyard, followed by below-ground drainage works.

Phase two in 2024 will see the 1958-built Lee Bank Business Centre converted and enhanced with 122 'loft style' one-, two- & three-bed homes, along with new three-storey extensions to Blucher Street and Holloway Head.

Facilities will include a concierge, a selection of lounges, workspaces, a gymnasium, event rooms, and, reanimating Holloway Head, two public commercial units.

Completing the scheme will be 9 individual three-bedroom townhouses to Chapmans Passage, each equipped with private terraces.
