The former Queen’s Hospital on Bath Row is to be reimagined with a 31-storey student tower, two residential blocks, and the conversion of two heritage assets.

Plans were approved late last week for the transformation of the former Queens Hospital on Bath Row.

The McLaren Property and Aventicum partnership will demolish the outdated 1990s canal-side site and replace it with contemporary new builds, creating 728 student beds & 189 Build to Rent apartments.

The tallest building on site will rise to 31 storeys and will accommodate 707 student beds – 477 clusters & 230 studios – and a private courtyard.

To the rear will be two 10-storey residential builds, introducing 189 new rental homes – 87 one, 95 two & 7 three beds; 7.8% affordable – along with a terraced woodland garden.

With an emphasis on well-being and movement, each build will be set around the site’s two soon-to-be refurbished Grade II listed properties: East and West block – as seen below.

The 1840s-built East block (first & second below) will be converted into 52 larger post-grad student studios; while the 1873-built West block (third below) will offer amenities for both the BTR and PBSA, along with a café and a commercial unit.

With spill-out space envisaged around these two assets, an enhanced public realm will be made to Bath Row, providing fluidity in and out of this vibrant central setting, further boosted by a woodland community garden and social space.

The Construction of the Octagon - Update - February 2024

The Octagon seems to have stalled in terms of height with the concrete core waiting for the next tie of the cranes to the main structure, they have been extended now so we expect the core to start rising again soon, 17 to go!

Approval for 100 Broad Street: Second Time Lucky?

The modernist asymmetrical 33-storey tower (103m) will introduce 294 build-to-rent apartments and duplexes, with street-level commercial and an abundance of resident amenities.

134 one, 142 two & 18 three-bedroom apartments and duplexes (43-130 sqm; 1-6 persons) will be on offer, with 72% of homes being dual aspect, and nine 'affordable' homes.

The site famously already benefits from planning consent, with a 61-storey – which was quickly deemed unviable to build – approved back in 2019 under different ownership.

These credible plans, however, have been designed on the principles of viability, deliverability, and buildability, and will now become one of the city's most sustainable (EPC B, Wired Score “Platinum”, and HQM 4.5*).

Residents will benefit from 833 sqm of external spaces at levels 1, 19 & 25, with communal terraces, private terraces, and shared gardens for growing.

There will also be 777 sqm of internal facilities such as workspaces, a gym and yoga studio, meeting rooms, reservable dining areas, a cinema and gaming room, and a 338-space cycle hub.

Bringing added vitality will be opportunities for shops, cafes, and restaurants at street level, plus a new c.£300K public realm with nineteen new trees (49 in total throughout the scheme) and outdoor seating.

100 Broad Street is expected to be constructed in pre-cast concrete with a series of staggered window openings, dressed in bronze-coloured metal and fittings, with chevron textured patterning.

The 3-acre site, largely derelict and in a poor state and exacerbated by vandalism in recent years, is free to be reanimated with a 'viable and effective new use'.

Ambitious developer SAMA Investments is behind plans to demolish the site, except for the Myona building frontage, before replacing them with four new builds comprising 546 homes (around 46 affordable) & 710 units of purpose-built student accommodation (PBSA).

The transformed city gateway will introduce two PBSA builds of 5-7 & 16 storeys to Watery Lane Middleway and Little Edward Street, providing one- and two-bed studios, 5-8-bed clusters, and a total of 415 sqm and 1,850 sqm of internal and external amenity space.

The residential aspect will introduce an 11 & a 37 storey to Great Barr Street, in a range of studios, one-, two- & three-bed homes, two outdoor roof terraces in each (total: 1,254sqm), a courtyard, workspaces, cinema room, shared lounges, and a gym (total: 2,412 sqm).

Each build at Garrison Circus will be set around a minimum £7.05M of new green infrastructure, featuring public squares, pocket parks, gardens and courtyards, with fees factored in to this.

Myona, which has historic links to Jacobs Biscuits, will introduce a new ground floor café, with upper-floor community space. It will be home to a new rear student build of 16 storeys.

Back in September 2023, CEG on behalf of Dooba Investments II Ltd, was granted consent for the demolition of the 1960s ‘brutalist landmark’, with plans to inject new life into the rundown site with up to 1,750 new homes in three buildings of up to 56 storeys.

However, the Save Smallbrook campaign group – Twentieth Century Society, Brutiful Birmingham and Birmingham Modernist Society – appointed a barrister citing ‘errors’ that gave rise to two grounds of legal challenge from its approval.

These issues related to a "mistake" by a Councillor during the meeting who said that the government advisor “Historic England have no objection” – they only expressed concerns, with that error not having been corrected.

The campaign group also claimed: “Full consideration was [also] not given to the significance of the recent decision by the Secretary of State to refuse approval of the planning application for the M&S building in Oxford Street on similar grounds.

The Council expressed its opinion that these issues did not amount to a legal error in the decision made, stating:

It is the Officer’s view, supported by Counsel advice, that what the Councillor said was factually correct. Historic England have not objected. As members of the committee know, objection from a statutory consultee should always be clearly stated as an objection.

"As a matter of fact, Historic England did not lodge an objection to the proposal. Historic England raised concerns, which is quite common. But that falls a long way short of an actual objection.

Therefore, the Council do not share the view that an error has been made and are of the view the Committee were not misled.”


Concerning Gove’s M&S decision, a recent council report said that despite the communities secretary’s words, a “strong presumption” in favour of the repurposing and reuse of buildings had not been created.

They added that M&S was also challenging the secretary of state’s decision in the High Court and that Gove had overruled the advice of a planning inspector in reaching his conclusion.

It went on to say however that it would be “prudent” to ask the committee to consider the proposal based on the assumption the M&S decision is correct.
