The modernist asymmetrical 33-storey tower (103m), designed by Howells, will introduce 294 build-to-rent apartments and duplexes to the site, with street-level commercial and an abundance of resident amenities.

134 one, 142 two & 18 three-bedroom apartments and duplexes (43-130 sqm; 1-6 persons) will be on offer, with 72% of homes being dual aspect, and nine 'affordable' homes.

The site famously already benefits from planning consent, with a 61-storey – which was quickly deemed unviable to build – approved back in 2019 under different ownership.

These credible plans, however, have been designed on the principles of viability, deliverability, and buildability, and will become one of the city's most sustainable (EPC B, Wired Score “Platinum”, and HQM 4.5*).

Residents will benefit from 833 sqm of external spaces at levels 1, 19 & 25, with communal terraces, private terraces, and shared gardens for growing.

There will also be 777 sqm of internal facilities such as workspaces, a gym and yoga studio, meeting rooms, reservable dining areas, a cinema and gaming room, and a 338-space cycle hub.

Bringing added vitality will be opportunities for shops, cafes, and restaurants at street level, plus a new c.£300K public realm with nineteen new trees (49 in total throughout the scheme) and outdoor seating.

100 Broad Street is expected to be constructed in pre-cast concrete with a series of staggered window openings, dressed in bronze-coloured metal and fittings, with chevron textured patterning.

The first major planning application of the year to be approved by BCC's Planning Committee is 'No.240 Holliday Street', a neighbourhood of over 100 homes.

The existing 79-space surface-level car park will now make way for a new seven storey, enriching the site with a community-focused development.

The site will introduce 106 one-, two-, and three-bedroom apartments, available in a viable mix containing 65 one-, 34 two-, and 7 three-bedroom family homes.

1,139 sqm of internal and external amenities will boost the development, offering a green health and wellbeing focus throughout, and will be ezclusively available for residents.

Facilities include a 24-hour concierge, a post room, front and rear communal spaces, balconies, and a spacious roof garden with seating, gym space, and a running track.

While minimal car parking is provided, around 128 secure cycle storage spaces and EV charging bays will be allocated.

These plans are now subject to a Section 106 legal agreement to secure 7% affordable (two/three bed) market units at a discounted market value of 30%, the most the scheme can sustain without rendering it unviable, according to Knight Frank.

Southside Residences, a 146-home development spread across 12 storeys at 16 Kent Street, has today been approved before Christmas.

Prosperity Developments sought the go-ahead for the redevelopment of the site at 16 Kent Street, Southside.

The project involves the construction of a part 9, part 12 storey new build, providing 111 one & 35 two-bedroom apartments (39-77 sqm NDSS).

Designed in a unified grid with deep reveals and textured red brick on its lower floors, with a smoother red brick with detailing on its upper floors, 16 Kent Street has been designed by Glancy Nicholls.

On-site amenity provisions totalling 655 sqm will be provided, including a rear courtyard, a foyer, a shared lounge, and two roof terraces at Level 9.

The development will have two stair cores and three lifts providing access to the upper floors, with the roof level boasting a habitat roof, air source heat pumps, and PV panels.

A car-free development, 148 cycles will be available for residents living here, to be accessed via Lower Essex Street.

Approval draws a line at the site, which has had its fair share of noise-related issues - all widely publicised.

With The Nightingale removing its objection, Prosperity will now pay monies into an escrow account held by the city, for the Club to draw down on to put towards noise mitigation measures at the club.

A third core is starting to move out of the ground at Glasswater Locks, a phased canalside destination in the ever-evolving Eastside district.

Glasswater Locks, Birmingham’s latest canalside destination, will transform a site full of industrial heritage with a thriving new mixed-use development.

Injecting new life into the canalside, the site will offer an appealing alternative to the buzz of the city, with seven new buildings of up to 38 storeys (123.85m).

Complementing the built environment will be a new market square and 155m of elevated shared podiums containing vibrant alfresco restaurants, bars, and cafes.

For residents, there will be a canalside club with elevated gardens, lounges, a concierge, balconies, reading and workspaces, a gym, and games and cinema room.

There will also be opportunities later down the line for interactive and public art installations.

From the below image, Ashted Wharf and Belmont Wharf have risen out of the ground, with the core at Cardigan Wharf now starting to rise.

Early preparatory works have also started on both the Curzon Wharf (9-storey) and Glasswater Tower (38-storey) plots.

Other buildings at Glasswater Locks include the 20-storey Cameo Works next to Belmont Row Works.

Once complete, the site will provide up to 754 homes, accommodating 341 one, 383 two & 30 three-bed apartments and duplexes (37 shared ownership), catering to every lifestyle.

The community-led regeneration, BREEAM Excellent, will positively reactivate Bristol Road with circa 27K SF (GIA) of vibrant, ground-floor commercial and retail uses, including a new medical facility for the Selly Oak community.

This will be further boosted by a high-quality new public realm, offering improved connectivity through the site, including a new link street (pictured below).

With 836 student bed spaces available in a mixture of 56% studios and 44% clusters, students will also benefit from associated amenities and small, private courtyards.

The Triangle site was acquired by The Galliard Apsley Partnership (*GHL (Selly Oak) Ltd*) in March 2023, with Corstorphine & Wright behind the designs.
