The modernist asymmetrical 33-storey tower (103m) will introduce 294 build-to-rent apartments and duplexes, with street-level commercial and an abundance of resident amenities.

134 one, 142 two & 18 three-bedroom apartments and duplexes (43-130 sqm; 1-6 persons) will be on offer, with 72% of homes being dual aspect, and nine 'affordable' homes.

The site famously already benefits from planning consent, with a 61-storey – which was quickly deemed unviable to build – approved back in 2019 under different ownership.

These credible plans, however, have been designed on the principles of viability, deliverability, and buildability, and will now become one of the city's most sustainable (EPC B, Wired Score “Platinum”, and HQM 4.5*).

Residents will benefit from 833 sqm of external spaces at levels 1, 19 & 25, with communal terraces, private terraces, and shared gardens for growing.

There will also be 777 sqm of internal facilities such as workspaces, a gym and yoga studio, meeting rooms, reservable dining areas, a cinema and gaming room, and a 338-space cycle hub.

Bringing added vitality will be opportunities for shops, cafes, and restaurants at street level, plus a new c.£300K public realm with nineteen new trees (49 in total throughout the scheme) and outdoor seating.

100 Broad Street is expected to be constructed in pre-cast concrete with a series of staggered window openings, dressed in bronze-coloured metal and fittings, with chevron textured patterning.

Ambitious plans for four new buildings ranging from five to 37 storeys at Garrison Circus, a new gateway for Digbeth, have been approved.

The 3-acre site, largely derelict and in a poor state and exacerbated by vandalism in recent years, is free to be reanimated with a 'viable and effective new use'.

Ambitious developer SAMA Investments is behind plans to demolish the site, except for the Myona building frontage, before replacing them with four new builds comprising 546 homes (around 46 affordable) & 710 units of purpose-built student accommodation (PBSA).

The transformed city gateway will introduce two PBSA builds of 5-7 & 16 storeys to Watery Lane Middleway and Little Edward Street, providing one- and two-bed studios, 5-8-bed clusters, and a total of 415 sqm and 1,850 sqm of internal and external amenity space.

The residential aspect will introduce an 11 & a 37 storey to Great Barr Street, in a range of studios, one-, two- & three-bed homes, two outdoor roof terraces in each (total: 1,254sqm), a courtyard, workspaces, cinema room, shared lounges, and a gym (total: 2,412 sqm).

Each build at Garrison Circus will be set around a minimum £7.05M of new green infrastructure, featuring public squares, pocket parks, gardens and courtyards, with fees factored in to this.

Myona, which has historic links to Jacobs Biscuits, will introduce a new ground floor café, with upper-floor community space. It will be home to a new rear student build of 16 storeys.

Back in September 2023, CEG on behalf of Dooba Investments II Ltd, was granted consent for the demolition of the 1960s ‘brutalist landmark’, with plans to inject new life into the rundown site with up to 1,750 new homes in three buildings of up to 56 storeys.

However, the Save Smallbrook campaign group – Twentieth Century Society, Brutiful Birmingham and Birmingham Modernist Society – appointed a barrister citing ‘errors’ that gave rise to two grounds of legal challenge from its approval.

These issues related to a "mistake" by a Councillor during the meeting who said that the government advisor “Historic England have no objection” – they only expressed concerns, with that error not having been corrected.

The campaign group also claimed: “Full consideration was [also] not given to the significance of the recent decision by the Secretary of State to refuse approval of the planning application for the M&S building in Oxford Street on similar grounds.

The Council expressed its opinion that these issues did not amount to a legal error in the decision made, stating:

It is the Officer’s view, supported by Counsel advice, that what the Councillor said was factually correct. Historic England have not objected. As members of the committee know, objection from a statutory consultee should always be clearly stated as an objection.

"As a matter of fact, Historic England did not lodge an objection to the proposal. Historic England raised concerns, which is quite common. But that falls a long way short of an actual objection.

Therefore, the Council do not share the view that an error has been made and are of the view the Committee were not misled.”


Concerning Gove’s M&S decision, a recent council report said that despite the communities secretary’s words, a “strong presumption” in favour of the repurposing and reuse of buildings had not been created.

They added that M&S was also challenging the secretary of state’s decision in the High Court and that Gove had overruled the advice of a planning inspector in reaching his conclusion.

It went on to say however that it would be “prudent” to ask the committee to consider the proposal based on the assumption the M&S decision is correct.

For that reason, members are being asked to consider that if there is a strong presumption in favour of re-purposing or reusing the existing buildings, should permission for this scheme still be granted?” it said.

It is important to say that in reaching that decision it is vital that members appreciate that it is the particular circumstances in each case that must be considered."

These include "the ability to better optimise the use of this highly sustainable site through the redevelopment, the ability to best address the council’s unmet housing need and the various identified difficulties in re-using the building".

The application for The Ringway Centre was approved and will now be subject to a S111 and/ or a S106 legal agreement to secure affordable housing, a noise mitigation agreement, and a minimum £6M for the new public realm.

These amended plans from Lendlease have been lodged to combat objections Historic England raised last year but also conform to pending changes to fire safety legislation.

Phase I will introduce new builds and tie Southside, Digbeth, and the city core at the earliest opportunity with a coherent new public realm.

This will see the formulation of Market Square, the entrance from the city core, a pedestrianised Upper Smithfield Walk retail street, and Manor Square.

The proposed new market building, previously located above the buried historic Moat and Manor House of the de Birmingham family, has been shifted slightly north of the site to “avoid disturbance of buried archaeology”.

It will be split into two buildings: The Indoor Market consisting of Fish and Meat; the Dining Hall; restaurant and event spaces and the Open and Rag Market.

Manor Square will now sit above the buried remains of the de Birmingham family manor house and moat & will be celebrated as the 'Birthplace of the City' with a landscaped space for live performances, arts and culture, festivals, pop-ups & night time excitement.

Other new builds coming to Phase I include a new commercial office building adjacent to Manor Square.

The building has been bumped up in height (G+11 storeys) and now sports a Square-facing terrace with street-level frontages to Manor Square and Central Boulevard (more on that below).

429 one, two & three-bedroom family housing, a gym, and flexible retail, will also be introduced (198 one, 219 two, 12 three beds).

The homes, which conform to the latest fire regulations, will be within the new Smithfield Gardens neighbourhood fronting onto Central Boulevard, a major transit and public transport spine that will open up the entire site - from Meriden Street to Sherlock Street - and connect surrounding neighbourhoods.

On Dean Street, adjacent to the existing Travelodge hotel, an Energy Centre will be erected to allow for easy connection to the Birmingham District Energy Circuit (BDEC); a city-wide district heating strategy.

Culture and music facilities WILL be located within one building at the corner of Manor Square, with leisure facilities set to be split into two new builds to the adjacent corner (more on that soon - as well as concrete plans for future phases).

These new plans are expected to be heard by Birmingham Council’s planning committee within the next few months.

University Station progress from May 2022 to January 2024

The new University Station buildings opened on Sunday 28th January 2024. Here's our photo update from May 2022 to January 2024. The station was open throughout the works, and the extended platforms were open in time for the Birmingham 2022 Commonwealth Games, but was delays for some reason in completing the station, beyond 2022. We'll get another update at a later date.

The new University Station buildings opened on Sunday 28th January 2024. Here's our photo update from May 2022 to January 2024. The station was open throughout the works, and the extended platforms were open in time for the Birmingham 2022 Commonwealth Games, but was delays for some reason in completing the station, beyond 2022. We'll get another update at a later date.


It was supposed to open in July 2022, but is now going to fully open on Sunday 28th January 2024.

First University update of 2023, as usual the walk up the Worcester & Birmingham Canal from the Selly Oak Shopping Park.

January 2024

With the news that the ORR had given permission for the new University Station buildings to open on Sunday 28th January 2024, I had one last visit to the station before it opened to the public.

The usual views from the Worcester & Birmingham Canal on the walk from Selly Oak Shopping Park.
