Clyde Street, a development from the UK’s largest affordable housing provider, is to deliver two interlinked new builds of 10 & 34 storeys (107.8m).

Latimer, a subsidiary of Clarion Housing Group, wants to deliver 481 new homes – 168 one, 310 two & 3 three-beds – five commercial units (6,800K SF), and a whopping 55% affordable housing.

These plans will see the redevelopment of the former Safestore industrial facility and surrounding hard-standing car parking.

Two interlinked new builds of ten and 34 storeys are proposed, linked via a single-storey pavilion structure.

Coming via a Homes England (H.E) grant once approval has been secured – H.E is a strategic partner for Clarion – 55% affordability will be introduced to the site, accommodating 141 for Social Rent & 127 for Shared Ownership.

In addition to the five commercial units, residents will benefit from a 31st-floor roof terrace, a heavily landscaped woodland courtyard, workspaces, a parcel room, 277 bicycle spaces, and a new High Street public realm – trees, planters and paving.

Clarion has already transacted on a portion of the land and is committed to expanding its current portfolio of over 2,500 affordable homes in the City..

With Broad Street and tall buildings becoming quite the norm, The Essington is the next one on the agenda: it is recommended for approval on March 14.

Set to sit next door to ‘The Hundred’ at 100 Broad Street, The Essington, at 47 storeys (145m), will be another prime Build to Rent development for Birmingham – and the tallest.

525 more homes will be introduced to Broad Street, with the scheme coming from Regal PG, the group behind the 22 & 33-storey Bank buildings, the 30-storey 'South Central', NBHD, with future projects including Scarlett's on Bristol Street, and a hotel on Corporation Street.

Designed to high-specs, The Essington seeks to introduce 229 one & 296 two-bedroom homes to the site (1-4 persons), with an agreed 21 units being made affordable at discounts – the most it can sustain without rendering the scheme unviable.

At lower levels, residents will have a wealth of facilities including storage/workshop space for 163 cycles, WFH areas, a yoga/well-being studio, a gym and sauna, a lounge, parcel room & nursery, plus games, cinema, events and arcade rooms.

At level 46, where six spacious penthouses will be created, will also feature the city’s highest private dining room, with a sky lounge and several terraces.

The Essington is expected to be built out in pre-cast concrete porcelain with a white roughcast finish, rib-patterned profiles & a pearl gold window system.

Key public benefits will also see a new £1M pocket park connecting Broad Street with Essington Street (eq. 2.67% affordable housing), in addition to a Community Infrastructure Levy of £3.72M (eq. 9.5% affordable housing).

A huge amount of activity is taking place, as the project team progresses with the superstructure frames which are now starting to take shape visually.

Forming an extension of the Jewellery Quarter whilst bridging the gap with the city core, the former Ludgate Hill Car Park had sat undeveloped since World War II, but will now see a bustling new £302m neighbourhood across four blocks spanning six to 39 storeys (126m).

A range of one-, two- & three-bedroom homes (36 affordable) will be available here, further boosted by vibrant street-level retail, food and drink, offices, and co-working space, delivering a destination site so close to Snow Hill Station.

All of this will be complemented by new areas of public realm, characterful public and private gardens, open-air terraces, a concierge service, a cinema room, sky lounges, and a 24/7 gym and fitness centre.

The site at 49 Holloway Head, just behind The Sentinels, had been a neglected eyesore for well over two decades.

In 2019, Invesco Real Estate took a punt on the area – and Holloway Head is now rising!

Spread over two phases and four buildings, the site will deliver 132 one, 345 two & 8 three-bedroom homes to cater to every lifestyle.

Complementing these will be a multitude of amenities including shared meeting rooms, workspaces, lounges, dining areas, a street-facing gymnasium, courtyards, roof terraces, and spaces for up to 57 cars (including Blue Badge & EVs) & 112 bicycles.

Phase I - two buildings of up to 14 storeys - is closing in on completion (April 2024). In addition to the homes and amenities, it is here where the Birmingham Girl Guides will call their new HQ; their facilities will include activity rooms, a common room, a main hall, and a shop.

Enclave: Birmingham is a brand new 628 build-to-rent community coming to Southside.

Recently forward funded and acquired by Blackrock Alternatives alongside Outpost Management, who will open their third Enclave-branded scheme here, the development will be spread across three buildings of eight, 12 & 28 storeys (97.95m).

Mixing comfort, connectivity, and stylish interiors, Enclave will offer 306 one, 295 two & 27 three-bedroomed homes, with over 20K SF of amenities & outward-facing commercial, including space for a prominent LGBT charity.

Arranged around two landscaped gardens, residents will benefit from dining suites, lounges, workspaces, a gym, a cinema, a 3D simulation suite, plus a 9th-floor garden and top-floor amenity space on the tallest.
