APPROVED: Thumbs up for Clyde Street - 481 Homes

Plans for 481 homes on Clyde Street, Digbeth, have finally been approved, weeks after plans were deferred for more information regarding aviation safety and affordable housing

Clarion Housing Group, the UK’s largest affordable housing provider, through their subsidiary Latimer, now has consent to introduce 481 homes across two interlinked buildings of 10 and 34 storeys (107.8m) on the former Safestore plot.

Plans also include five commercial units on High Street, a new public realm (again on High Street), and a whopping 55% affordable housing.

This will be achieved via a Homes England grant, with 141 earmarked for social rent and 127 for shared ownership.

In addition, residents will benefit from a 31st-floor roof terrace, a landscaped woodland courtyard, workspaces, a parcel room, and 277 cycle spaces.

Some conditions arising from approval include the finalising of a S106 legal agreement, with Birmingham Airport also recommending a construction management strategy, a bird hazard management plan, a permanent obstacle lighting scheme, and a CAA crane notification condition.

These pre-commencement conditions, and more, will need to be approved before the project gets underway.

Clarion has already transacted on a portion of the land and is committed to expanding its current portfolio of over 2,500 affordable homes in the city.

APPROVED: The Triangle site in Selly Oak

The former Selly Oak Sainsbury’s retail centre is to be revitalised with a community-led regeneration.

Plans were approved today (25 April 2024) at Birmingham’s Planning Committee

GHL (Selly Oak) Ltd, a collaboration between Apsley House Capital and Galliard Homes, snapped up the brownfield site last year, adding to its Birmingham-focused portfolio.

Designed by Corstorphine + Wright, two builds of four and six storeys will be introduced, bringing together 836 student beds - 364 en-suite clusters, and 472 studios - as well as new retail and commercial space.

This will see a reactivated Bristol Street, a new medical facility for the local community, and, boosting connectivity, four public amenity areas with a public realm and plaza space, a retained Selly Oak tree, and a centralised link street.

Students living here will benefit from a gymnasium, cinema, study room, wellness areas, and lounges, with small, private courtyards and roof terraces.

There will be 34 car parking spaces for the medical centre, with three loading bays, four disabled student bays, and 472 cycles spread across the site.

Boulevard - April 2024 Construction Update

Boulevard, Bristol Street, Birmingham

This April construction update showcases the brilliant progress being made at Boulevard, a flagship rental scheme set to introduce 278 homes to this ever-evolving area of the city.

We got our drone up over the weekend to show the fantastic progress on site at Boulevard on Bristol Street.​

The flagship development from INVESTIN will introduce 278 city-centre one- and two-bedroom apartments to the area across builds of up to 15 storeys.

With SFS (Steel Framing Systems) underway, internals set to start in June, and a show apartment due soon, residents living here will have a wide-range of amenities to feast on.

There will be a gymnasium and cinema space, spacious lounges and workspaces, a podium courtyard, and a roof terrace, with Boulevard setting the standard for the rental sector in this part of the city.

Goods Station: A Major Residential-Led, Mixed Use Development

A second round of consultation on a huge mixed-use scheme in Birmingham has officially launched.

‘Goods Station’ from Vita Group is on the site of the former Axis office block, now demolished, next to the Mailbox​.

Vita seeks to create a new landmark destination for Westside and Ladywood - a dynamic hub for people to live, stay, and socialise.

While the plans will continue to evolve ahead of a third consultation later in the year, the early plans put forward have confirmed that the site will move forward with the introduction of a residential-led, mixed use development on the now-vacant site.

This would see new buildings ranging from 13 up to 49 storeys, delivering over 1,200 new homes across a range of tenures, a 300-bed aparthotel, up to 750 student beds, and a multi-level foodhall, restaurant, and retail.

All buildings would be set around an extensive new public realm and urban garden, further boosted by biodiverse wildlife & new public spaces.

Chesire-based Vita Group said last year that it hoped to reanimate and open up the site with a vibrant “neighbourhood that celebrates independent trade."

Development director Jon Weston said: "As we get closer to defining our plans, we'd like to hear your thoughts about our emerging proposal for the masterplan. The aim is to create a vibrant and inclusive neighbourhood."

A drop-in event takes place today at Spaces, in the Mailbox, from 12pm to 2.30pm and 5pm to 7pm. Alternately, an online consultation has also gone live on the Goods Station website, which will run until April 25.
