Smith’s Garden is a 550-bed build-to-rent (BTR) community spread over six new modular buildings ranging from three to 26 storeys.

The largest modular BTR scheme in the country, Smith's Garden will be centred around one acre of private green space and will incorporate well-being, innovation, and sustainability, nurturing Digbeth’s live-work-play ethos.

An eclectic mixture of one- to three-bedroom apartments, along with standalone four-bedroom family townhouses, will be on offer here.

This will be complemented by over 21K SF of amenities, including a gym, crèche, workspaces, and rooftop terraces, in addition to the central greenery.

There will also be affordable units & dedicated commercial spaces (c. 15K SF) for the likes of restaurants, cafes, boutiques, start-ups, and independent retailers to set up shop here.

Smith's Garden comes from Goodstone Living, the UK BTR arm of Macquarie Asset Management, with Darling Associates designing the scheme.

Building number FOUR is starting its upward ascent at Glasswater Locks, a phased canalside destination in Eastside.

Glasswater Locks, Birmingham’s latest canalside destination, is transforming a site full of industrial heritage into a thriving mixed-use development.

Injecting life into the canalside, the site will offer an appealing alternative to the buzz of the city, with seven new buildings of up to 38 storeys (123.85m), bringing 762 apartments and duplexes, catering to every lifestyle (341 one, 383 two, 30 three-beds; 37 S/O).

Complementing the built environment will be a market square, 155m of elevated shared podiums containing alfresco restaurants, bars, and cafes, and opportunities for interactive and public art.

For residents, there will be a canalside club with elevated gardens, lounges, a concierge, balconies, reading and workspaces, a gym, games, and a cinema room.

Curzon Wharf is now under construction, following in the footsteps of Ashted, Belmont, and Cardigan Wharf.

All four buildings are 9-storeys tall and will introduce 312 canalside homes, with 78 in each.

Beorma Quarter Phase II: The Tower is on the Rise!

Work continues to progress here.

The slipform of the tower core is now rising above the hoardings (resi & offices), with the basement perimeter walls completed ahead of the ground-floor slab pour in the coming weeks!

With Broad Street and tall buildings becoming quite the norm, The Essington is the latest project to be greenlit.

Sat next door to the recently approved ‘The Hundred’ at 100 Broad Street, The Essington, at 47 storeys (145m), will be another prime Build to Rent development for Birmingham – and, for the moment at least, the tallest to date.

525 more homes will be introduced to Broad Street, with the scheme coming from Regal PG, the group behind the nearby Bank buildings, the 30-storey 'South Central', NBHD on Morville Street, with future projects including Scarlett's on Bristol Street, a hotel on Corporation Street, and a few more.

Designed to high-specs, The Essington will introduce 229 one & 296 two-bedroom homes (1-4 persons), with an agreed 21 units being made affordable at discounts – the most it can sustain without rendering the scheme unviable.

At lower levels, residents will have a wealth of facilities including storage/workshop space for 163 cycles, WFH areas, a yoga/well-being studio, a gym and sauna, a lounge, parcel room & nursery, plus games, cinema, events and arcade rooms.

At level 46, where six penthouses will be created, will also feature the city’s highest private dining room, with a sky lounge and several terraces.

The Essington is expected to be built out in pre-cast concrete porcelain with a white roughcast finish, rib-patterned profiles & a pearl gold window system.

Public benefits will also see a new £1M pocket park connecting Broad Street with Essington Street (eq. 2.67% affordable housing), in addition to a Community Infrastructure Levy of £3.72M (eq. 9.5% affordable housing).

Icknield Square is a brand-new canalside community set to introduce 234 homes to a dormant site.

Icknield Square is a canalside community set to introduce 234 one- to three-bed build-to-rent homes across several interlinked new builds.

The dormant former industrial plot, adjacent to Port Loop, represents a major opportunity to reconnect the site with a new, sustainable, and green community destination.

Brought forward by Places for People and designed by Howells, builds of between four and 10 storeys will be delivered across three plots, each one designed in a modern industrial aesthetic whilst displaying low carbon principles.

88 one, 132 two, and 14 three-bedroom homes (2-5 persons) will be on offer – 10% affordable – complemented by a unique amenity offering.

This will see a brand new public realm & an ‘Icknield Wharf’ public square, providing unrestricted access to the canal towpath.

Residents will benefit from biodiverse courtyards with canalside seating and terraced areas.

There will also be approximately 2,100K SF of commercial (Class E) bringing added vitality to the site.

Further championing sustainability, 270 cycles (inc. 27 visitors) and 14 undercroft spaces for vehicles, each fitted with EV charging points, will be on offer.
